In one year, people's expectations of higher house prices have risen by 25 percentage points. - We Norwegians are super optimists when it comes to house prices, says housing expert Odd Nymark EiendomsMegler 1.
EiendomsMegler 1s Boligmeteret for October shows that 53% expect higher house prices in 12 months, up from 28% last year. The proportion who expect lower housing prices have fallen from 31% last year to 6% this year.
- It is likely that house prices will continue to rise going forward, says Nymark. Low interest rates and a good labor helps that most people are optimists. But we must not forget that lower oil prices may curb price rise. We therefore believe the moderate inflation ahead.
Where do optimists? It is in Oslo and Akershus one finds most "optimists". Here expect more than 6 out of 10 rising house prices. Not far after follow eastern counties Telemark, Vestfold and Buskerud.
- This is not surprising, says Nymark. Oslo and Akershus has for many years been the strongest pressure area with huge inflow. Housebuilding has failed to keep pace with population growth and contribute to a continued strong rise.
Buying or selling first? "Buying or selling first?" Is a question that in a good way measures the degree of uncertainty in the housing market. That the more who want to sell before they buy, the slower will be the market. The proportion who want to sell first is now 42%, down 5 percentage points from the previous survey in June.
Four afford you to buy housing is still a good advice to sell your home you now have before buying new. Then you know what you have to spend. Request Broker soberly assess your existing dwelling value and how easy it is sold. Be sure to have a valid proof of financing from your bank before you start bidding. Not overreach in bidding on new housing. Use the time you need to decide. There is a large selection of homes, and there is no reason to rush. But remember that the best residences goes first.
